New 45-Villa Project to Be Completed in Istanbul by 2026

Meanwhile, Turkey Tightens Controls on Illegal Short-Term Rentals

A new residential project featuring 45 luxury villas is set to be completed in Istanbul by 2026, adding to the city’s growing portfolio of high-end housing developments. While full details of the project’s location and pricing are still emerging, it reflects continued investor interest in exclusive, low-density housing amid rising demand for private living spaces in urban settings.

Crackdown on Unregistered Short-Term Rentals

At the same time, Turkish authorities are intensifying enforcement against unlicensed daily rental properties. In Antalya alone, local police recently issued fines totaling 1.7 million TL to property owners and real estate companies found in violation of short-term rental regulations.

According to Milliyet newspaper, the operation—part of an ongoing effort to enhance public safety and reduce unregistered economic activity—involved 61 police teams and 147 officers, who inspected 759 residential units, including 331 within Antalya city center. Numerous violations were discovered, including failure to register rentals and provide proper documentation.

These inspections are part of broader nationwide reforms aimed at improving transparency in rental transactions. Authorities are gradually shifting all rental housing documentation to digital platforms, making it increasingly difficult for landlords and tenants to operate outside of regulatory oversight.

New measures have also been introduced to better protect tenants' rights and strengthen control over the rental market, particularly as the popularity of short-term holiday rentals continues to grow.
